The conditions of <br />• approval are listed in the resolution. <br />• <br />• <br />Preliminary Plat: Resolution 01 -113 <br />The Planning & Zoning Board reviewed this project in November 1998. The number of <br />lots has not changed since then. The basic layout is the same. Some adjustments to <br />easements and the trail location have occurred. <br />Site Data and Density: The site includes 19 acres. <br />The proposed plat would create 22 single family lots. <br />Upland is 11 acres, wetlands cover 8 acres. <br />Gross density would be 1.16 units per acre. <br />Net density (upland only) would be 2.0 units per acre. <br />Lots, Blocks: The R -1X lot size requirements are 90' width, 115' depth, 12,825 <br />sf upland. All 22 lots meet the minimums. The setback from the street is 40', since West <br />Shadow Lake Drive is a minor collector. <br />This project is approximately 1320 feet long from north to south. There is no reason to <br />break up the block into shorter lengths. No roads can enter from the east due to the <br />Colonial Woods development. To the west is parkland and wetland. <br />Natural Features: The tree plan was reviewed in 1998 and approved. It has not <br />changed. <br />A wetland mitigation plan was reviewed by the Rice Creek Watershed District. It <br />received approval May 23, 2001. <br />Parks and Trails: Park dedication for this project was fulfilled through the dedication <br />of land. This occurred as part of the Miller's South Glen development. Land was <br />dedicated to fulfill the park requirements for that development and for the future West <br />Shadow Ponds. This land is included in Birchwood Acres Park. <br />A trail corridor runs from West Shadow Lake Drive to the park on the new plat. This <br />trail was originally along the north side of Lot 1 Block 1. It was moved between Lots 1 <br />and 2 in response to concerns from residents on Fox Road. The difference between the <br />originally planned trail corridor and the current one is a loss of 0.19 acre. The original <br />land dedication to Birchwood Acres Park included excess land, which compensates for <br />this 0.19 acre. <br />Utilities: Sewer and water service will be extended down West Shadow Lake Drive <br />from the Birchwood Acres 3`d Addn. <br />
