The amount of filllcover over all sewer and <br />water service pipes shall be a minimum bury depth of 8 feet, and shall be insulated per City of Lino <br />Lakes standards if the minimum cover cannot be attained. <br />2. Per the plan, one fire hydrant exists adjacent to the site along Lake Drive and another on the south side <br />of Lois Lane at Lake Drive. The Plan shall be subject to the review of the City Fire Chief, and the <br />installation of additional hydrants may be required if required by the Fire Chief. <br />3. The Utility and Grading Plans propose connecting to the existing 21 -inch storm sewer pipe that runs <br />beneath the edge of Lake Drive. Connection to the pipe will require a permit from Anoka County. <br />The traffic control and restoration provisions in Note 8 on the utility plan shall also refer to the <br />requirements of Anoka County, including permitting and restoration requirements. <br />4. All trenches (including services) shall be backfilled and compacted and meet 100% maximum Standard <br />Proctor Density in the upper 3 -feet from finished road elevation, and 95% maximum Standard Proctor <br />Density below the upper 3 -feet. <br />5. A minimum of two feet of cover over storm sewer pipe is desired. <br />6. A proposed driveway apron is shown at the same location as the 6 -foot high wood privacy fence, per <br />the request of the adjacent property owner according to the applicant. A gate, private access <br />agreement, or other as agreed upon between the applicant and the adjacent property owner shall be <br />provided as needed. <br />Other: <br />1. A Geotechnical Report has not yet been provided. As previously mentioned, re- development of the site <br />will require demolition of the existing building and removal of smaller buildings and surface features. <br />There may also be underground items required for removal as well, including foundations, storage <br />tanks, old septic systems, etc. as previously stated. The Applicant shall verify the existence of all <br />surface and underground items and shall remove and dispose of those required in accordance with State <br />and Local regulations. <br />2. The type of light fixtures proposed shall be subject to the approval of the City of Lino Lakes. <br />3. The previous review memorandum included comments regarding the Landscape Plan submitted (Sheet <br />L1.0). Comments included that special consideration be given to assure that no plantings are installed <br />over any existing or proposed utilities. Plantings shall not cause corner or other visibility problems. <br />
