• <br />• <br />• <br />DRAFT 4/5/04 <br />BENCHGARK <br />Community <br />Builder <br />Collaborative <br />Visit Precedent Communities and <br />Learn From Experts <br />Purpose: <br />Examples of good planning can be seen within the Twin Cities and throughout <br />the country. Benchmark Community Builder Collaborative believes that it is <br />important to take the best learnings from each of these projects and apply those <br />best practices to each and every new project it embarks on. <br />How This Step is Completed: <br />Step one of this phase is to identify both local and national projects with <br />precedent- setting elements that are applicable to the current Lino Lakes project. <br />At the local level, a field excursion would be organized for city officials and <br />community members to view these elements within precedent- setting <br />communities. Being able to experience and view these communities is extremely <br />helpful in the Visioning process to help create a true picture for the potential of <br />Lino Lakes project. <br />A second key element of this step is to engage industry experts with varied <br />backgrounds to come in and share their perspective on the critical elements <br />important to consider in the project. For example, Benchmark Community Builder <br />Collaborative would arrange for a leasing company to come in and help educate <br />the city staff about key considerations within a retailing environment to make it <br />most successful. This approach has been extremely successful with other clients <br />to help achieve a goal of more completely understanding all elements of a <br />successful community. <br />Who Completes: <br />Benchmark Community Builder Collaborative <br />Outcome: <br />Benchmark and city officials will have much broader picture of all elements of the <br />project to be considered to determine what has worked and what has not worked <br />for other communities across the country. <br />All Rights Reserved 5 <br />
