Proposed improvements for Lake Drive are shown in Figure 6. <br />A separate study is presently being conducted to evaluate widening or <br />replacement of the existing Lake Drive bridge over I -35W. Results of the <br />study may identify modifications that must be made to proposed Lake Drive <br />improvements. <br />2.3 Sidewalks/Trails <br />2.3.1 Existing Conditions <br />An 8 -foot wide bituminous sidewalk exists on the south side of Town Center <br />Parkway and extends from Lake Drive to the end of the existing roadway. <br />Village Drive has an 8 -foot wide bituminous sidewalk on the west side of the <br />street that extends from Town Center Parkway to the end of the existing <br />roadway. The sidewalk in both streets is in good condition but will interfere <br />with proposed street improvements. <br />2.3.2 Proposed Improvements <br />Commercial and retail buildings are proposed to be placed at the property <br />lines and will not be set back from the street right -of -way lines. To create a <br />downtown feel and to encourage pedestrian use of the corridors, full -width <br />sidewalks will be installed between the curb and adjacent buildings. <br />Sidewalk widths will vary from 12 to 15 feet in Blocks 1, 2, and 3, and <br />around the City park. Sidewalk materials are proposed to be concrete, paver <br />block, or a combination thereof. <br />For Outlot A (residential area), 5 -foot wide concrete sidewalks will be <br />constructed in the streets surrounding Outlot A. <br />An 8 -foot wide bituminous trail will be placed on the south side of Town <br />Center Parkway and will extend from Lake Drive to the southwest corner of <br />Block 3. The trail will then be extended easterly along the southerly <br />boundary of Block 3 to the edge of Chain of Lakes Regional Park. It is <br />anticipated this trail will be extended into Chain of Lakes Regional Park in <br />the future. The segment of trail constructed with this project will be in <br />conformance with the City's Comprehensive Trail Plan. <br />2.3.3 Alternatives <br />Elimination of sidewalks throughout the development was considered and <br />rejected, as the Lino Lakes Town Center Design & Development Guide <br />mandates the use of sidewalks to promote pedestrian activities within the <br />development. <br />2.4 Streetscaping / Landscaping <br />2.4.1 Existing Conditions <br />Streetscape elements currently are not found in the development area. <br />Landscaping consists of a few boulevard trees, grass boulevards, and areas of <br />native plantings. <br />2.4.2 Proposed Improvements <br />To promote the theme of a pedestrian - friendly environment, a number of <br />streetscape elements are proposed to be incorporated into the project.
