consist of 16 -foot poles with a single Domus -style luminaire. The lighting <br />units will be furnished with festoon outlets to accommodate decorative <br />holiday lighting or other uses. Banner brackets, support arms for hanging <br />planter baskets, and flag holders may also be incorporated. Individual <br />fixtures will be placed to provide an average illumination level of 1 foot - <br />candle. <br />The location and sizing of electrical supply cabinets will be determined <br />during final design, when total power demand for the site can be more <br />accurately evaluated. Underground conduit will be installed to accommodate <br />the wiring necessary for the system. The proposed street lighting system is <br />shown in Figure 8. <br />2.7 Storm Sewer / Drainage <br />2.7.1 Existing Conditions <br />Storm sewer was installed in Town Center Parkway and Village Drive in <br />1997 and 1998, when the City Hall complex was built. The existing storm <br />sewer system discharges to a storm water pond located south of Town Center <br />Parkway and west of the City Hall parking lot. The pond discharges into the <br />first in a series of wetlands that ultimately drain to either Marshan Lake or <br />George Watch Lake. Storm sewer pipes range in size from 12 to 24 inches in <br />diameter. <br />2.7.2 Proposed Improvements <br />Storm sewer and drainage improvements are proposed to be installed as four <br />separate systems. The systems are generally described as serving the <br />following areas: <br />1. Existing Village Drive/Town Center Parkway <br />2. Block 1 and Block 3 <br />3. Block 2; and <br />4. Outlot A <br />Proposed improvements are shown in Figure 9. <br />2.7.2.A. Existing Village Drive/Town Center Parkway <br />The existing storm sewer in Village Drive will be replaced with a storm <br />sewer system ranging in size from 15 to 30 inches in diameter. The system <br />will extend northerly from Town Center Parkway to Village Green on the <br />south side of the City park and then will extend easterly in Village Green to <br />the roundabout. Woods Edge Boulevard on the north side of the City park <br />will also be connected to this system. Replacement of the existing system is <br />necessary to accommodate the additional drainage area being served by the <br />system. <br />The existing storm sewer system in Town Center Parkway will be replaced to <br />accommodate a roadway section that must be widened to support the traffic <br />volumes generated by the development. <br />Feasibility Report A- LINOL0305.02 <br />City of Lino Lakes Page 7 <br />
