2.7.3 Alternatives <br />Eliminating the use of underground storm water chambers for infiltration and <br />increasing pond sizes to offset the loss of infiltration was considered. This <br />approach was rejected because it would not meet infiltration criteria required <br />by Rice Creek Watershed District and would result in a significant reduction <br />of land available for development. <br />Installation of a single system to serve the entire development was <br />considered. This approach was rejected because infiltration would become <br />more difficult, pipe sizes and corresponding costs would increase <br />significantly, and staging of development for the entire site would be <br />virtually eliminated. The use of multiple drainage systems will allow overall <br />development to be divided into smaller, more manageable phases. <br />2.8 Sanitary Sewer <br />2.8.1 Existing Conditions <br />Sanitary sewer was extended in Town Center Parkway and Village Drive <br />when Phases I and II of the Village development was constructed in 1997 <br />and 1998. A 12 -inch PVC gravity sewer exists in Town Center Parkway from <br />Lake Drive to the end of the existing roadway. A 12 -inch PVC gravity sewer <br />also exists in Village Drive from Town Center Parkway to the end of the <br />existing roadway. Both sewer mains are in very good condition. <br />2.8.2 Proposed Improvements <br />A 10 -inch PVC gravity sewer will be extended northerly in Town Center <br />Parkway from the end of the existing 12 -inch main to the southeast corner of <br />the new City park. This run of sewer is approximately 400 feet in length. An <br />8 -inch stub will be provided to serve Block 1 of the proposed development. <br />A 10 -inch PVC gravity sewer will be extended northerly in Village Drive <br />from the end of the existing main to Woods Edge Boulevard on the north <br />side of the City park, then easterly in Woods Edge Boulevard to the proposed <br />roundabout. A 10 -inch main will be extended easterly from this point to the <br />entrance to the YMCA facility. The length of this sewer run is approximately <br />1200 feet. <br />An 8 -inch PVC gravity sewer will be extended northeasterly in Town Center <br />Parkway from the roundabout to the intersection with Woods Edge <br />Boulevard. The length of this run of sewer is approximately 950 feet. <br />An 8 -inch PVC gravity sewer will be extended easterly in Woods Edge <br />Boulevard from the YMCA entrance to the southeasterly corner of Outlot A <br />and then northerly into Outlot A. A second 8 -inch PVC gravity main will <br />also be extended into Outlot A. Total length of these two sewer runs is <br />approximately 1000 feet. <br />Eight -inch sewer stubs will be installed at multiple locations for Blocks 1, 2, <br />and 3.
