Easements <br />Standard drainage and utility easements will be required around the interior perimeter of <br />the lots. The proposed lowest floor elevation is 902.0 which provides a minimum 6 feet of <br />separation. <br />A ponding area will be constructed in the rear yard on Lot 1 and Lot 2 to manage storm <br />water drainage from the site. A drainage and utility easement a minimum of 10 feet <br />beyond the basin's 100-year storm high water level elevation will be required. <br />The bottom of the proposed pond is shown to be at 898 and therefore does not meet the 3 <br />foot separation required for an infiltration pond. The developer will need to either line <br />the pond with clay so that it doesn't infiltrate or adjust the pond design so that the pond <br />bottom is at an elevation of 899 and still accommodates the required volume <br />requirements. <br />The grading plans have been revised so drainage is not being directed onto the adjacent <br />properties to the east or west. Storm water is being directed to Linda Avenue, the <br />ponding area or to the wetland via swales graded along the lot lines. <br />Appropriate soil erosion and sediment controls shall be employed during construction of <br />the single family homes. <br />Utilities <br />The current residence at 260 Linda Avenue is on private well and public municipal <br />sanitary sewer. All three (3) lots will be required to connect to public water and sanitary <br />which is capable of handling 3 single family homes. The existing well shall be properly <br />capped and abandoned or disconnected from the house if used for irrigation purposes <br />prior to the issuance of any building permit. <br />7 <br />
