PUBLIC HEARING to consider a Rezone, Preliminary Plat and Final Plat for <br />a three -lot residential subdivision to be called Talan Ridge located at 260 Linda <br />Avenue ILI& <br />Katie Larsen, City Planner, presented the staff report including a history of the parcel. <br />Staff recommended continuing the public hearing to allow the developer to further <br />address drainage, landscaping, and stormwater management. <br />Staff explained that the proposal includes one Preliminary Plat with three lots, but two <br />future Final Plats. <br />Patrick Judge, Avenger Home Solutions, Inc., 3128 Priest Lane, Mound, MN 55364, is <br />proposing to subdivide the parcel into three lots. He is very sensitive to redevelopment <br />and sensitive to development what matches the community. The house that is there now <br />will be renovated. The second and third homes will be built consistent with the <br />neighboring homes. Mr. Judge understands that they will need to delineate the wetland in <br />the spring. <br />Acting Chair Hyden opened the Public Hearing at 7:35. <br />John Grundhofer, 235 Linda Ave., discussed the history of the sewer installation in the <br />area. Mr. Grundhofer stated that this development would disrupt the look of the entire <br />street by adding additional houses there, noting that the residents are not in favor of it. <br />DRAFT MINUTES <br />
