V. ESTIMATED PROJECT COSTS <br />Included in the Appendix of this Report are detailed estimates of the construction costs for <br />the Project. The costs are estimated based on recent construction projects in the Lino <br />Lakes area and assume the installation of the improvements would begin in the summer of <br />2009. A summary of total estimated street construction and project costs, including <br />contingencies, easements, and indirect costs is listed as follows: <br />Street and Drainage $ 1,478,000.00 <br />Watermain $ 678,635.00 <br />Total Estimated Project Cost $ 2,156,635.00 <br />VI. EASEMENTS <br />The majority of the street reconstruction and any utility construction activity are expected to <br />be confined to the existing rights -of -way. Property within Shenandoah Park owned by the <br />City would need to be dedicated as drainage and utility easements in order to provide for <br />stormwater treatment. Some construction easements on private property (such as between <br />426 and 434 Arrowhead Drive where the existing storm sewer is located) may also be <br />necessary. <br />VII.
