Tree Preservation and Mitigation Plan <br />A Tree Preservation and Mitigation Plan is not required since the site has been rough <br />graded and any potential tree removal is within the basic use area (BUA) and the basic <br />use area is not an environmental sensitive area (ESA). <br />Landscaping <br />Landscaping is subject to the approved PUD Landscape Plan. In previous phases of <br />Century Farms North, the developer installed the required and additional trees along the <br />boulevard. Staff recommends that the developer plant and guarantee for 1 growing <br />season the required boulevard trees according to the submitted Landscape Plan. Staff <br />also recommends that additional trees not be installed if there is conflict with <br />underground utilities. It is recommended that the decision to not allow additional trees <br />on any one site will be at the discretion of City Staff. A determination for the suitability <br />of additional trees shall be made when the new tree locations are staked out for Gopher <br />state one calls. The City shall maintain the right to reject any trees brought to the site for <br />planting on City boulevards based on City horticultural standards. <br />It is also recommended that additional landscape plantings on outlots and boulevards be <br />installed by the developer, and not adjacent property owners. <br />Comprehensive Plan <br />Resource Management System <br />The Resource Management Plan identifies a greenway system, future neighborhood park, <br />proposed designated bike route along CR 53 and the need for a future north -south trail in <br />the subject site area. The greenway and wetlands are being protected via easements or <br />dedicated parkland. Additional right of way is being dedicated along CR 53. Six acres of <br />parkland were deeded to the City as part of Century Farm North Fifth addition. An 8 foot <br />wide bituminous trail is proposed to extend north -south throughout the development and <br />is consistent with the Park, Greenway & Trail System Plan. <br />Land Use Plan <br />The land use is guided for medium density residential development per the <br />Comprehensive Plan and is within the IA Utility Staging Area. <br />Housing Plan <br />Key goals of the Housing Plan are to ensure housing development is compatible with <br />existing and adjacent land uses and provide accessibility to key community features and <br />natural amenities. The PUD provides a variety of housing stock from standard single <br />family lots to smaller single family lots and townhome development. <br />I <br />
