Transportation Plan <br />Per the Transportation Plan, Robinson Drive is a minor collector and shall be constructed <br />the full length from CR 53 (Sunset Avenue) to Century Trail with this next phase of <br />development. CR 53 (Sunset Avenue) is classified as a major collector and proper <br />turning lanes shall be constructed. <br />Transportation includes all multi -modal systems which accommodate pedestrians, <br />bicycles, roadways and transit. Staff needs to further analyze the best location of the <br />trails and parkland vacation. An 8 foot wide bituminous trail is proposed to extend north - <br />south throughout the development and is consistent with the Park, Greenway & Trail <br />System Plan. Sidewalk and trail are proposed along the south side of Robinson Drive. <br />Alternative Urban Areawide Review (AUAR) <br />The site is not within the I-35E AUAR Corridor. <br />Wetlands <br />A Revised Wetland Delineation Report was prepared by Wenck Associates in December <br />2013. One wetland area was identified within the project area. Rice Creek Watershed <br />District (RCWD) reviewed and approved the delineation on January 2, 2014. <br />Per RCWD Rule C.I0(d), projects within CWPMP areas, the wetland management <br />corridor (WMC) boundary delineation, buffer and easement requirements found at Rule <br />F.6 apply. This may require more than the 10 foot buffer shown around the wetlands. A <br />permit from RCWD shall be required. <br />Floodplain <br />There is no floodplain located within the project site. <br />Growth Management Policy <br />Per the Comprehensive Plan, an annual average of 230 units per year over each 5 year <br />phasing period not to exceed 345 units in any 1 year is allowed. At the end of the 5 year <br />phasing period unallocated units will be averaged out over the next 5 years. <br />A phasing plan indicates 32 single family lots to be developed in Phase 6 & 7 and 12 <br />townhome units to be developed in Phase 8. <br />Final Plat <br />A land use application for PUD Final Plan/Final Plat for Century Farm North 6tn <br />Addition shall be required. At such time, the developer shall enter into a Development <br />Contract and other documents as the City deems necessary. <br />10 <br />
