• <br />• <br />• <br />Rehbein Amendment <br />Page 2 of 5 <br />SITE PLAN <br />Buildings: Site plans have been submitted for the addition which will be attached to the north <br />side of the western most building (Office and Shop building). This addition will be 53.4 feet <br />from the north property line and therefore meets setback requirements. <br />Lighting: The applicant has submitted a revised lighting plan and already made changes on site. <br />Planning and Zoning Board members have informed staff that the changes have satisfied the <br />concerns of the neighbors. <br />Traffic: As this area will not be enclosed it is not believed that this addition would create any <br />additional traffic to or from the site. <br />Grading/Drainage, Utilities: As this addition is very minor in nature, no grading plans were <br />required with the Conditional Use Permit Amendment application. The City Engineer will <br />require that the necessary plans be submitted prior to the issuance of any building permits for the <br />site. <br />Landscaping: No landscaping plan was submitted with the application. <br />PREVIOUS ACTION <br />The City Council approved an Amendment to the Conditional Use Permit for the site July 26, <br />1999. The conditions for that approval are as follows: <br />1. Proper building permits including the entire building to be sprinkled be obtained prior <br />to any construction and 1% escrow deposit be provided to insure completion of site <br />improvements. <br />2. The proposed construction blend with the existing building exterior. <br />3. A lighting plan be provided for staff review and comment — all lighting shall be <br />shielded and directed downward. <br />4. The trash handling area shall be screened from the street right -of -way and adjoining <br />properties. <br />5. Drainage and utility plans are subject to the review and approval of the City Engineer. <br />During the review of the current request the Fire Department has been very vocal in the fact that <br />the previous addition, which was supposed to include a fire sprinkler system, was never <br />completed. The fire sprinkler system was installed but never connected to the water source. As <br />such, staff is recommending a condition of approval requiring that the fire sprinkler system be <br />connected with this addition. To further insure that this is completed staff is recommending that <br />a performance agreement with appropriate financial sureties be entered into between the <br />developer and the city prior to the issuance of any building permits for this site. <br />- 5 6 - <br />
