Need review and comment from Anoka <br />County <br />• Total signage on property must not exceed 200 square feet (including two <br />existing signs already on -site) <br />• Require significant landscape enhancements to complement existing building <br />Civic Complex near western parking lot entrance <br />• Remove existing signage <br />• May limit visibility exiting from parking lot <br />• Traffic volume not considerable until full build out of Legacy Development <br />On May 27, Mr. Heitke and I met with Mr. Benjamin and Mr. Schumacher to review /discuss <br />the information contained above. The Lino Lakes Lions Club desires to further investigate <br />the first two potential sites (SW quadrant of Lake Drive and Elm Street & Centennial Fire <br />District Station). The entrance to the Centennial Middle School /Blue Heron Elementary and <br />Rice Lake Elementary were also identified as possible locations. <br />The most significant obstacle identified with many of the possible sites deals with the <br />portion of the Sign Ordinance that prohibits the placement of illuminated signs adjacent to <br />residential properties. Granting a variance is not a viable alternative. Variances are <br />intended to allow for "dimensional" flexibility (i.e. reduced setbacks) in cases where a <br />physical hardship exists. Rather a text amendment to the Sign Ordinance would be <br />required to allow illuminated signs adjacent to residential properties. Future conflicts would <br />certainly arise since the amendment would entitle additional illuminated signs to be erected <br />adjacent to residential homes throughout the City. <br />2 <br />
