• <br />the City's tax base, and provide more direct control over the quality of <br />development within the City. <br />TOWN CENTER DEVELOPMENT <br />ACCOMPLISHED: <br />PURPOSE: <br />• Shopping Center development <br />• Target /Kohl's on tax rolls in 2008 after tax abatement agreement <br />• Interchange /35W bridge improvement complete. <br />• Anoka County Library site selected <br />• Additional retail, multi- tenant, hotels, banks, fast food. <br />Facilitate the development of the Town Center area to ensure <br />high quality mix of retail, service, restaurant and office space that <br />services the needs of the residents and draws on the regional <br />market for success. <br />• TIME FRAME: Ongoing <br />• <br />STRATEGY: <br />1. Continue to work with developers, landowners and prospects. <br />2. Identify redevelopment opportunities within the Town Center and <br />recommend public investment strategies to facilitate redevelopment of <br />blighted and underutilized land. <br />3. Continue long range planning efforts to integrate existing and new <br />development through a mix of uses, connecting pedestrian walkways, <br />architecture and landscaping. <br />PROJECTED RESULTS: <br />The Town Center will create a physical sense of identity for the <br />City, and a profitable business center that will increase the value <br />of land along I -35W, enhance the City's tax base, create jobs and <br />provide a wide range of goods and services for the community. <br />5 <br />
