• <br />Mueller Site Plan <br />Marchl2, 2003 <br />page 3 <br />The photometric plan must indicate no more than 0.4 foot candles at the residential <br />property line to the east, and no more than 1.0 at street centerlines. <br />Signage: Signage is governed by the City's sign ordinance and permits are required <br />for all signs. All signs will be reviewed with the sign permit applications. <br />Landscaping: <br />As shown on the landscape plan, a variety of trees, shrubs and ornamental plantings are <br />proposed on site. Five existing 12 inch pines located along the eastern property line will <br />be preserved. <br />Utilities <br />A utility plan has been submitted for review by the City Engineer. Water and Sanitary <br />sewer service were provided to service the site as part of the Lake Drive Utility Extension <br />improvement project. As a condition of plan approval, the utility related modifications <br />and comments as set forth in the City Engineer's memo should to be incorporated into the <br />final plans. <br />Stormwater management <br />A grading and drainage plan has been submitted for review by the City Engineer. As a <br />condition of plan approval, the grading and drainage related modifications and comments <br />as set forth in the City Engineer's memo should to be incorporated into the plans. The <br />plan is not subject to review and approval from the Rice Creek Watershed District. <br />The City native seed schedule should be used in infiltration and ponding areas. <br />Revised plans should also include tree protection measures. <br />The applicant will also be required to enter into a ponding maintenance agreement with <br />the city. <br />Roads, Access, Circulation <br />The Site will be accessed from James Street. The access location is appropriately spaced <br />between the Lake Drive intersection and an existing access into the US Bank property. <br />ENVIRONMENTAL BOARD ACTION <br />The Environmental Board reviewed the project on February 26, 2003. Their comments <br />• are attached and have been incorporated into this report were applicable. <br />
