• <br />Planning & Zoning Board <br />March 12, 2003 <br />DQ Grill & Chill Site Plan Review & CUP <br />treatment on the "chimneys ", as proposed, would still be permitted to maintain the <br />franchise image. <br />The applicant is revising the building elevations to address these comments and comply <br />with the Market Place PDO requirements. <br />Building Height <br />According to the Zoning Ordinance, no building within a Shopping Center (SC) Zoning <br />District may exceed 45 feet in height. At 27 feet in height, the proposed bank complies <br />with the Ordinance. <br />Landscaping <br />In accordance with site and building plan submission requirements, a landscape plan has <br />been provided for review. As proposed, the tree quantities and species are not consistent <br />with the approved Market Place PDO Landscaping plan. <br />Perimeter and interior landscaping will be required in conformance with the Market Place <br />PDO. Additionally, islands located within the parking area need to be a sufficient width <br />to accommodate landscaping. ' <br />• The applicant is revising the Landscaping Plan to incorporate these comments and to <br />comply with the Market Place PDO requirements. <br />• <br />Green Area <br />Plans currently show the property at 75.7% impervious surface coverage. The SC <br />District requires that impervious surface coverage not exceed 75 %. <br />The applicant is revising the site plan to address these comments. <br />Access /Circulation <br />Access to the site from Lake Drive (C.S.AH. 23) is via either Apollo Drive or the <br />secondary entrance at Market Place Drive. A private road connecting Apollo Drive and <br />Market Place Drive borders the eastern side of the site. An entrance /exit driveway from <br />the site connects to this road. <br />As stated in the Engineer's report potential queuing or stacking of drive through service <br />traffic into the driveway entrance area and neighboring street is a possible concern. The <br />proposed construction appears to be consistent with similar types of facilities constructed <br />elsewhere. However, based upon the configuration, it appears that there is enough <br />stacking for only about 4 cars from the ordering kiosk, before spilling in the entryway. <br />During periods of high volume traffic (i.e., lunch hours) this may create congestion and <br />
