The entire area other than occupied buildings or structures or plantings shall be <br />surfaced with a material which will control dust and drainage and which is subject to <br />the approval of the City Engineer. <br />Comment: bituminous surfacing of parking areas is proposed in conformance with <br />city requirements. <br />Parking <br />Fast Food restaurants are required to provide parking at a rate of fifteen off - street parking <br />spaces for each 1,000 square feet of gross floor area. This will reduce the number of parking spaces <br />provided to 51 which still conforms to the ordinance requirements. <br />Pedestrian Circulation <br />Plans show sidewalks on the east side of the site, linking the site to the other businesses <br />within the Market Place development. Sidewalks within the larger Market Place site link <br />to a planned trail along Lake Drive. <br />The 10 foot width of the proposed sidewalk will be reduced to six feet, consistent with <br />the remainder of the Market Place sidewalks. This will provide separation between the <br />sidewalk and parking stalls on the southeast side of the site. <br />Lighting <br />Lighting fixtures are shoebox style with downcast lighting, in conformance to City <br />standards and similar to fixtures within the rest of the Market Place complex. The <br />lighting plan meets with the approval of the CPTED review. <br />The Market Place PDO requires that any building- mounted accent lighting should <br />conform to standards noted in the PDO. Accent lighting is proposed for the building and <br />staff are working with the applicant to insure that minimal direct or sky- reflected glare <br />results. <br />Signage <br />
