The entire area other than occupied buildings or structures or plantings shall be
surfaced with a material which will control dust and drainage and which is subject to
the approval of the City Engineer.
Comment: bituminous surfacing of parking areas is proposed in conformance with
city requirements.
Parking
Fast Food restaurants are required to provide parking at a rate of fifteen off - street parking
spaces for each 1,000 square feet of gross floor area. For the purposes of calculating
parking spaces, the ordinance requirement is to use 90% of the gross building area.
gross
code
Spaces
Spaces
area
90%
requirement
Required
Provided
3487
3138
15 per 1000 square feet
47
54
Approximately three spaces are expected to be removed to accommodate the larger
landscaping islands, discussed previously. This will reduce the number of parking spaces
provided to 51 which still conforms to the ordinance requirements.
Pedestrian Circulation
Plans show sidewalks on the east side of the site, linking the site to the other businesses
within the Market Place development. Sidewalks within the larger Market Place site link
to a planned trail along Lake Drive.
The 10 foot width of the proposed sidewalk will be reduced to six feet, consistent with
the remainder of the Market Place sidewalks. This will provide separation between the
sidewalk and parking stalls on the southeast side of the site.
Lighting
Lighting fixtures are shoebox style with downcast lighting, in conformance to City
standards and similar to fixtures within the rest of the Market Place complex. The
lighting plan meets with the approval of the CPTED review.
The Market Place PDO requires that any building- mounted accent lighting should
conform to standards noted in the PDO. Accent lighting is proposed for the building and
staff are working with the applicant to insure that minimal direct or sky- reflected glare
results.
Signage
