• LAND USE PLAN <br />a. Establishing a point of sale housing maintenance ordinance. The <br />ordinance would require a housing inspection at the time the home is sold <br />and housing maintenance to be performed. <br />b. Housing Remodeling Fair. Either independently or collaboratively with <br />adjoining communities, the City may hold remodeling fairs as a citizen <br />outreach efforts. The fair would provide a forum where residents could <br />meet with City officials, builders, remodelers, and finance professionals for <br />ideas on housing remodeling or renovation. <br />2. The City will explore expanding the number of low density residential zoning <br />districts to provide a greater range of lot sizes and development densities. An <br />Estate Lot Zoning District will be implemented to promote higher value homes. <br />Medium and High Density Residential <br />Through the next decade, the housing needs of community residents will continue to <br />change reflective of a maturing regional and local population. In response to these <br />demographic trends, the City has identified housing diversity and life cycle housing as a <br />means for providing housing choices that address the housing needs for residents at <br />each stage of their life. <br />The City has defined density as follows: <br />Low = 1 to 3 units per acre <br />Medium = 3 to 6 units per acre <br />High = 6 to 12 units per acre <br />Town Center = 10 to 24 units per acre <br />1. The higher density residential areas have been located at the periphery of low <br />density residential neighborhoods along higher functional classification streets in <br />an effort to reduce traffic impacts on low density residential areas. <br />2. The higher density residential locations have been utilized as a land use <br />transition between low density neighborhoods and more intense commercial <br />uses, industrial uses, or higher functional classification streets. <br />3.
