PLANNING DISTRICT 4 - SOUTHWEST <br />PLANNING DISTRICTS <br />Planning District 4 consists of southwestern Lino Lakes. This district consists primarily <br />of low density residential land uses, both sewered and unsewered properties. District 4 <br />also includes a number of scattered commercial sites along Hodgson Road. The <br />planning issues confronted in District 4 are illustrated on the following map. <br />The major issues confronting District 4 in the future will be integration of new <br />development with existing land uses and addressing district transportation needs. <br />Responding to the district issues, the conceptual land use plan attempts to maintain <br />existing neighborhoods and provide compatible land use patterns. The conceptual land <br />use plan and the following recommendations outline the long range planning objectives <br />for District 4: <br />Summary of Recommendations for District 4: <br />1. Establish greenway corridors that connect environmentally sensitive lands (i.e., <br />i wetlands, hydric soils, floodplains) within District 4. Utilize the City's Handbook <br />for Environmental Planning and Conservation Development and the <br />development review process to further delineate the greenway corridors. <br />2. Land areas Tying outside the Stage 1 growth areas will be maintained as rural <br />land uses. <br />3. Continue to monitor housing and site conditions to maintain high quality housing <br />conditions throughout the district. <br />4. Unsewered residential neighborhoods shall be maintained as long term land <br />uses. Extension of sanitary sewer into unsewered subdivisions will occur only at <br />the request of the private property owners. <br />5. Limit urban development to lands within the Stage 1 growth areas. <br />6. Integrate low density sewered residential land uses within existing residential <br />neighborhoods with local street connections, density transitions, and park <br />planning. <br />7 When considering new development, the ability of the street system to <br />accommodate additional traffic will be evaluated. <br />COMPREHENSIVE PLAN UPDATE LINO LAKES <br />135 DEVELOPMENT FRAMEWORK <br />
