• <br />r)( <br />PLANNING DISTRICTS <br />8. The City will implement new zoning techniques which may include, but not be <br />limited to, environmental protections, rural clustering, urban estate lots, or urban <br />lot clustering to preserve areas characterized by high quality natural amenities <br />(i.e., woodlands, wetlands, etc.). Within District 4, low density residential land <br />uses reflecting the new zoning techniques may be utilized in areas adjoining the <br />designated greenway corridors. <br />9. Low to medium density residential and medium density residential land uses will <br />be established along collector and arterial streets and in close proximity to <br />proposed commercial areas to accomplish the following objectives: <br />a. To channel traffic from the medium density residential uses to the City's <br />major thoroughfares without encroaching on single family areas. <br />b. To utilize the medium density residential land uses as a buffer between <br />lower density residential land uses and major traffic routes or more <br />intense land uses. <br />c. To place medium density residential land uses in locations having <br />convenient access to community commercial services. This will also <br />provide nearby market support for community business. <br />d. At the intersection of Hodgson and Birch Streets, the City will pursue a <br />land use development that promotes the intermixing of low to medium <br />density residential and commercial land uses in an integrated and <br />cohesive design. The City will pursue quality architecture, pedestrian <br />interaction between land uses, and a neighborhood focal point. <br />10. The commercial land uses within District 4 are located near major street <br />intersections. The commercial locations are oriented to serving the nearby <br />neighborhoods. In this respect, the City will regulate future commercial <br />development to control land use intensity and establish both site and building <br />designs that will be compatible with the surrounding residential uses. Attention <br />will be given to site design, building architecture, green space, setbacks, access, <br />signage and lighting to create attractive commercial locations. <br />11. The City will seek the future relocation of the bus garage located along Hodgson <br />Road into one of the community's industrial parks and the redevelopment of the <br />site into a land use compatible with the surrounding land uses. <br />12. The City will work to establish a hierarchy of streets to improve traffic circulation <br />throughout District 4.
