• <br />Lot Area Requirements and Lot Width <br />The minimum lot size required for a sewered lot in the General Business District is <br />20,000 square feet. The proposed use consists of 70,151 square feet; the proposed use <br />meets the lot area requirements. Minimum lot width for this District is 100 feet. The lot <br />has minimum lot width of 160 feet. The project meets the City's requirements for <br />minimum lot width. <br />Height Requirements <br />In the General Business District, maximum height allowed is 45 feet. The structure as <br />proposed will be approximately 21 feet. The structure as proposed is within the height <br />limitations of the District. <br />Impervious Surface Coverage <br />In the General Business District, the total impervious surface cannot exceed 75 percent of <br />the lot area resulting in less than 25 percent pervious landscaped area. In the proposed <br />development, 35,298 square feet (50.32 percent) of the lot area will be in parking area <br />and 15,763 square feet (22.47 percent) will be in buildings. In total, 72.79 percent of the <br />lot will be covered with impervious surface, or 27.21 percent will be pervious surface. <br />The Proposal, as shown, meets the requirements of the ordinance for impervious <br />surface. <br />Building Requirements <br />The Zoning Ordinance requires that the principal and accessory structures have <br />essentially the same or a "coordinated harmonious finish treatment." (Section 3, 4.B) <br />Exterior walls may be a "combination of materials including brick, pre -cast concrete, <br />decorative concrete, architectural concrete, cast -in -place concrete, stone, glass or metal <br />panels. Metal panels shall not exceed twenty (20) percent of the wall surface." (Section 3, <br />4.C) The majority of the exterior surface of the building will be brick, with some block <br />and doors. The front exterior walls will consist of brick and glass store fronts. A common <br />theme will be carried throughout the structure. Although it is not apparent from the <br />exterior elevations, with the predominance of brick or block, earth tone colors will most <br />likely be the dominant color (Section 3, 4.D). The Developer should provide a color <br />sketch of the structure to assure earth tones and contrasting colors (Section 3, 4.E). <br />Permitted/Conditional Use <br />Retail business, which is proposed for the majority of the structure (12,500 square feet), <br />is a permitted use in the General Business District. Automobile and truck repair are <br />conditional uses in the General Business District. The automobile repair garage must <br />meet the following conditions: <br />12701 -001 <br />
