All grading shall be confined to the property. No additional runoff from the site shall enter upon <br />neighboring properties. If grading requires any work into adjoining property, the Contractor shall be <br />responsible for attaining authorization as needed. An existing retaining wall is located at the east <br />property line. It is assumed that this retaining wall will be left in place and left undisturbed. If not, <br />the grading plan must provide grading provisions as needed. <br />10. The grading plan suggests that at least some portions of the parking lot and driveways will drain <br />directly to the neighboring streets (Lake Drive and Lois Lane). Additional spot elevations at the <br />driveway entrances should be shown to verify the intended drainage patterns. <br />Utility Plan <br />The Utility Plan submitted at this time provides a general overall design for the utility system (water, <br />sanitary sewer, and storm sewer). Much of the detailed information required for construction plans has not <br />yet been provided (i.e., standard construction details, references to specifications, City requirements, etc.). <br />However, the following general comments can be made regarding the Utility Plan at this time: <br />1. Sanitary sewer and water currently exist in Lake Drive (12 -inch diameter water and 21 -inch diameter <br />sanitary sewer). The plans propose utilizing existing services to these mains. The size and condition <br />of these services should be verified to assure their adequacy. <br />2. As previously stated, an existing storm sewer runs parallel to Lake Drive and under the east edge of <br />the pavement. The utility and grading plans propose connecting to this storm sewer. The size and <br />ownership of the pipe (City or County), and capacity to receive the drainage must be further verified. <br />The connecting work will occur within the right of way and require a permit from Anoka County. <br />3. All trenches (including services) shall be backfilled and compacted and meet 100% maximum <br />Standard Proctor Density in the upper 3 -feet from finished road elevation, and 95% maximum <br />Standard Proctor Density below the upper 3 -feet. <br />4. Water pipe and appurtenances shall meet the requirements of the City of Lino lakes, and as follows: <br />Hydrants - Waterous Pacer WB -67; Valves - Mueller A2370 -20 or equal. DIP pipe shall be Class 52. <br />City standards must be identified on the plan or provided on a detail sheet. <br />5. All storm sewer pipes must be RC pipe. Pipe sizes, grades, and structure invert and rim elevations <br />must be provided. A minimum of 2 feet of cover over storm sewer pipe is desired. <br />6. References to private utilities, including gopher State One Call must also be provided. <br />• <br />
