This issue should be discussed by the P & Z. <br />Building Lighting: The P & Z requested information on how the building lighting will appear <br />as viewed from surrounding properties. We have not received additional information on this. <br />Days and Times of Services or Large Events Other Than Sundays: The church submitted <br />a schedule of events, which is attached to this report. <br />SUMMARY <br />The preliminary plat addresses the issue of the existing house, with the exception of the <br />following: <br />• A revised preliminary plat must be submitted indicating the locations in Lot 2 of the <br />existing well, the existing septic system, and a site for a secondary drainfield. All must <br />meet the required setback and separation distances. A soils analysis must be submitted <br />for the secondary drainfield site. <br />• Typical lot line easements must be included on the plat. This normally is shown on the <br />preliminary plat. Since a new plans will be needed due to the drainfield locations, the lot <br />line easements should be added to a grading plan. <br />Due to new information: <br />• The traffic analysis must be revised to address service times on Saturdays and weekdays. <br />Other issues listed in the November report remain. These included: <br />2. Information needed for review of the stormwater management design must be provided, as <br />discussed in the City Engineer's memo. <br />3. Information needed for review of the roadway improvements must be provided, as discussed <br />in the City Engineer's memo. <br />4. Traffic criteria and policy must be considered as it applies to the application and other <br />development in the eastern part of the city. (This is a City policy question.) <br />In addition to those items, the following issues should be considered as conditions of approval: <br />5. The separate parcels shall be combined into one tax parcel. The applicant must submit <br />documentation that a lot combination has been filed with Anoka County prior to issuance of <br />a building permit. <br />
