Routing: <br />Date: December 4, 2003 <br />The City of Lino Lakes has received plans providing for the construction of a church facility on a 91 acre site <br />located east of 20th Avenue North and north of 77th Street East. <br />A review memorandum dated November 5, 2003 was previously provided for the proposed Eagle Brook <br />Church. Since that time, we have received the following: <br />1. Plan sheets C210.1, C210.3, C220.1, and C230.1, dated October 13, 2003 and revised November 19, <br />2003. These are reduced sized prints and 1/2 of each sheet was photo copied (i.e., each plan sheet is <br />provided in 2 halves). Therefore some information in the center of the plan sheets is either missing or <br />difficult to read. <br />2. Preliminary Plat dated October 10, 2003. <br />3. Land Use Application dated November 19, 2003. <br />Essentially, all comments provided in the November 5, 2003 memorandum remain applicable, except as <br />modified or supplemented herein. Therefore, this revised memorandum includes many of the same <br />comments previously provided. <br />New and Supplemental Comments <br />As a result of the supplemental information provided, new and revised comments are as follows: <br />1. A Preliminary Plat sheet for Eagle Brook Addition has been received. The plat provides for division <br />of the property into two lots: An 83.785 acre parcel containing the Church, and a 6.159 acre parcel to <br />provide for maintaining of the existing residential property on the southeast side of the property. A <br />table figure of 1.373 acres for right of way dedication for 20th Avenue North (County Road 21) is <br />provided, but is not shown on the Plat itself. Typically, Anoka County requires a total dedication of <br />60 feet from centerline. Additional dedication is shown on the Site Plan, but not on the Preliminary <br />Plat.
