The site plan must provide the following information as well: 1. Proposed improvement areas should be labeled accordingly, including delineation of driveway and parking areas with concrete curb and gutter (B -618), rain gardens, turfed areas, and additional dimensions for the property lines and site boundaries. 2. Construction related items such as standard construction details must be provided. This would include pavement thicknesses, and references to MnDot, County, and City standard details as required. 3. References to private utilities, including Gopher State One Call must also be provided. 4. It is presumed from the plan that the existing two housing units on the property will remain and not be removed. 5. The church building's main floor and lowest floor elevations must be provided on the plan. The lake, wetland, and proposed detention basin flood elevations are critical to the elevation to be established for the building. The lowest building opening must be a minimum of 1 -foot higher than the emergency overflow elevation. Basement floor elevations must be at least 4 -feet above the normal water elevation and 2 -feet above the design flood level. Grading Plan The grading plan provides a general overall plan of how the site is proposed to be graded. Detailed plans for construction will ultimately need to be provided and include the following: 1. Standard details for specific design items such as the rain gardens, erosion and sedimentation control measures, outlet and manhole details, seeding and turf restoration, importing of material as may be needed, and pipe sizes and invert elevations. 2. Any imported topsoil, fill material, or granular materials to be used as roadway or building pad fill must be approved by the City Engineer (material and source). 3. Any notes regarding clearing of trees should be revised to include language stating that clearing and grubbing shall be performed in accordance with the requirements of the City of Lino Lakes and Mn/DOT 2101, and the Tree Preservation Plan as approved by the City. 4. Notes regarding seeding, mulching and turf establishment should refer to the appropriate Mn/DOT. Specification for turf establishment (2575) and for the seed mixture. The City of Lino Lakes has a specific seed specification for ponding areas that the Church shall incorporate into the plans.
