Town Center
Parkway, including the traffic circle, Village Drive and the roads surrounding the "Community
Green" have been established with specific design standards. The proposed street layout is
generally consistent with the Calthorpe Master Plan.
Build -to Lines
Build -to Lines define locations where buildings must be built within a certain distance of the
public right -of -way. Bringing building fronts close to the edge of streets enhances the
continuity, attractiveness and intimacy of pedestrian spaces.
The build -to line defines a location at which 1) a certain minimum percentage of the block length
must contain buildings, and 2) those buildings must be built within a maximum distance from the
right -of -way.
As represented by the building layout on the Master Plan, build -to lines extend along Town
Center Parkway, Village Drive, and around the Community Green. A minimum of 50 to 70
percent of the block must have buildings, parks, or plazas adjacent to the build -to lines. In
commercial and mixed use areas buildings may be setback no greater than 5 feet from the right -
of -way line. In residential districts, buildings adjacent to build to lines can be setback no further
than 15 feet.
The proposed development conforms to these requirements.
Required Building Entries
The Regulating Plan identifies the location where major building entries must be provided to
create important pedestrian and visual connections. These entries are located at important
corners or intersections. An important entry provided for in the proposed plan is located mid
Nock on both sides of the community green. This location is the primary access point to upper
story residential units and provides an important link between the parking areas and the
community green.
Gateways
Entrances to the Woods Edge development should be marked by distinctive features that
announce your arrival at the Town Center. These locations are indicated on the Regulating Plan.
Site Development Summary
The associated development summary provides the connection between the site layout and the
intended use and size of individual buildings. Buildings 6, 7, 10, 16 and 17 represent the mixed
commercial /residential structures.
5
