Planning & Zoning Board <br />Legacy at Woods Edge <br />December 10, 2003 <br />Open Space <br />Three types of Open Spaces are proposed within the Woods Edge development. These spaces <br />provide recreation and relaxation space and functions as natural edges to the development. In <br />addition to on -site open space, the site provides unparalleled opportunities for recreation due to <br />its proximity to the Rice Creek Chain of Lakes Regional Park, located immediately to the east <br />and south. The project will provide pedestrian/bicycle trail links into the regional park system. <br />Accessible Commons <br />The residential district must provide a minimum acreage of Accessible Commons equal to 10 <br />percent of the District land area. Located within the center of the townhome area the commons is <br />a neighborhood- oriented open space intended to provide limited recreation and gathering areas. <br />The specific size, location and improvement of the commons area will be reviewed in <br />conjunction with any proposed residential development in this area. <br />City Parks & Plazas <br />An approximately one acre community green is provided for in the heart of the development. <br />This space provides for a public gathering area adjacent to the retail, office, higher intensity uses <br />within the Mixed Use District. <br />Natural Resource Area <br />Natural Resource Areas protect valuable natural features while allowing pedestrian access along <br />trails. The majority of the Open Space within the Woods Edge project falls within this category. <br />As part of the site development, approximately 9 acres of the site, comprising approximately 6.5 <br />acres of wetland, will be preserved in its natural state. The wetland area, located along the <br />northeastern boundary of the site is part of an 87 acre wetland complex that separates the site <br />from George Watch Lake. Additionally, changes in site design have allowed for the opportunity <br />to preserve approximately 1.6 acres of woodlands in the southeastern portion of the project in <br />conjunction with the future YMCA development. <br />Master Landscaping <br />A revised master landscaping plan has been submitted that defines tree quantities, types and <br />locations, typical landscaping details and proposed ground covers. The plan calls for a mixture <br />of shade and ornamental trees, shrubs and perennial plantings throughout the development. The <br />plan does provide for landscaped "connected walkways" that link the parking areas with building <br />entrances most notably between buildings 16 and 17 leading to the future YMCA. <br />Appropriate locations should be identified for native plantings such as along the existing wetland <br />in the northeastern portion of the site. <br />The environmental board has provided a recommendation for proposed tree types as part of their <br />review (attached). <br />6 <br />
