Provide to Lino Lakes City Engineer a copy of the report and mapping delineating wetlands on the <br />parcel. Delineator must be Minnesota State certified. <br />2. Provide Lino Lakes City Engineer with a copy of the Anoka County Highway Access Permit with <br />driveway requirement onto a County road. The City will need to review the Anoka County <br />requirements and may have further requirements. <br />3. Plat: Easements are required along all property lines and over stormwater ponding areas including <br />access provisions. As a minimum, a ten (10) foot easement along Lake Drive will be required. Side <br />lot easements are generally five (5) feet wide and will be required. These easements may be <br />expanded/modified based on potential modifications to the site plan(s). <br />4. Sanitary Sewer System: It is recommended that a minimum 6 -inch sanitary sewer service pipe or <br />longer(if flows warrant it) into the building to prepare for future connection to a public regional <br />system. It is unknown when (or if) a public sanitary sewer collection system will be installed in this <br />area. <br />• 5. <br />• <br />Proposed entrance driveway and parking lot are to be paved with plant -mixed bituminous pavement <br />and delineated with concrete curb and gutter. Provide plan detail of these infrastructures that shall <br />follow City standards. <br />6. Storm Sewer System: <br />a. Strongly recommend that a catch basin(s) with storm piping system be used in the curbed <br />parking lot prior to the proposed stormwater pond on the east side of the property and <br />consequent to discharge into the Rice Lake Watershed complex. <br />b. Stormwater calculations: A complete engineering review is included in the attached memo. <br />7. Erosion Control Issues: <br />Erosion control fencing will be needed around the perimeter of the proposed church site. Erosion <br />control is part of the RCWD permit process. <br />8. The Developer's Engineer needs to acquire a copy of the City of Lino Lakes Design Standards and <br />Details. This can be obtained at City Hall offices through the City Engineer. <br />
