Kingdom Hall, page 4 <br />•inae <br />The applicant has included graphics for a proposed four foot high by 10 -foot wide monument sign. The <br />proposed sign meets the requirements of the zoning ordinance. The applicant is also proposing exterior lighting <br />of the sign with two pole- mounted floodlights. This is discussed in further detail within the lighting section of <br />this report. <br />Trash / Mechanical Equipment <br />The applicant stated at the December 8, 2004 meeting that the church intends to take all trash off site in <br />personal vehicles. This is acceptable, however staff has included a condition that if should this change in the <br />future, any trash storage will be required to be done within the proposed building, accessory shed, or some other <br />city approved storage area. The revised plans clearly depict the location of the air conditioning units, just east <br />of the proposed building on a concrete pad. <br />Utilities <br />Water and Sanitary sewer service are not immediately available. Previously the utility plans depicted a septic <br />system on the rear of the property beyond the parking area, at the request of staff and the Environmental Board, <br />the applicant has submitted revised plans depicting a drainage field on the north side of the property. The <br />location of the septic system exceeds the 50 -foot minimum setback from existing wells. The City Engineer has <br />thoroughly reviewed the submitted plans, and his comments are attached. <br />he Centennial Fire District has informed the applicant that an automatic fire sprinkler system will be required <br />for the proposed building. An automatic fire sprinkler system will require additional water supply over and <br />above a residential well. The applicant has discussed the possibility of getting a variance from the Fire <br />Department over this requirement, however the Centennial Fire District has stated in will not support any such <br />variance application. Staff is recommending a condition that the applicant addresses the fire sprinkler system <br />requirement of the Centennial Fire District prior to this item being heard by the City Council. <br />Stormwater management <br />The City Engineer has reviewed the submitted grading and drainage plan. As a condition of plan approval, the <br />grading and drainage related modifications and comments, as set forth in the City Engineer's memo should to <br />be incorporated into the plans. The location of the drainage ponds exceeds the minimum 50 -foot setback from <br />existing wells. <br />The plan is subject to review and approval from the Rice Creek Watershed District. The city has received a <br />copy of the CAPROC (Conditional pprov 1 Pending Recoup Of Changes), which indicates th L <br />r) o t PROC Approval Receipt Vl Vllallges�, YvIu n the project has <br />only minor conditions in order to receive Rice Creek approval. <br />
