One is an outdoor storage bay <br />with an overhead crane. This will attached to the north side of the two existing storage bays, just <br />north of the existing extruded pre -cast manufacturing building, and will meet all required <br />setbacks. <br />The second proposed addition is a 17,500 square foot addition to the north side of the existing <br />manufacturing and batch plant, which will also meet all required setbacks. <br />Lighting: The lighting plan for the 17,500 square foot addition depicts seven additional wall <br />mounted lighting fixtures, however due to the fact that that it is setback so far from property <br />lines, a revised photometric lighting plan was not required with this submittal. However a <br />condition similar to that put on the most recent Conditional Use Permit amendment will be added <br />requiring hoods, direction from residential, and 90 degree cut off angles for all new exterior <br />lighting. <br />Traffic: The building additions are being made to accommodate current manufacturing <br />activities on site. The additions will not increase the number of employees or the amount of <br />traffic generated by the concrete plant. The City has not received any recent calls about traffic <br />concerns. <br />Grading/Drainage, Utilities: A grading and utility plan was submitted with this application, <br />and was thoroughly reviewed by the City Engineer. A memorandum is attached to this report <br />that outline all of the City Engineer's comments. <br />Landscaping: There is no landscaping proposed for these additions, and staff does not <br />recommend any additional landscaping. These additions are both fairly minor in nature <br />
