Marshan Meadows 2 March 28, 2005 <br />City of Lino Lakes, Minnesota <br />• <br />• <br />• <br />3. A Ghost Plat must be provided to show the road shift and lot splits to the south. The individual streets <br />on the plans should also be identified or given names. <br />4. The utility plans must provide additional detail prior to approval for construction. Pipe lengths, <br />slopes, and profiles must all be provided. <br />5. The sanitary sewer plan has been modified to provide for the extension of sanitary sewer to the site <br />from an existing stub at Park Court, rather than from Stagecoach Trail. It is recommended that the <br />extension into the property and subsequent run to the north end of the property be kept as low in <br />elevation as possible (minimum grades) in order to maximize service to the north in the future. It <br />would appear that the connection at Park Court may be slightly lower to gain some additional <br />elevation. <br />6. The watermain termination at the north end of the property should provide an additional stub for <br />future service and looping. <br />7. The property shall be subject to the review and approval of the Rice Creek Watershed District <br />(RCWD). A copy of an approved permit and conditions from RCWD must be provided. <br />8. The low floor elevations of Lots 1 -5 (Block 2) do not meet the City's minimum elevation <br />requirements with regards to the projected 100 -year elevation of the adjacent infiltration area (2 foot <br />minimum clearance). In addition, the lowest ground opening of each structure must be at least 1 foot <br />above the emergency overflow elevation. Emergency overflow locations and elevations are not <br />shown on the plans. <br />9. Development of the property will require the demolition and removal of existing structures and <br />facilities (above ground and under ground). This may include the capping of wells and/or removal of <br />septic treatment facilities. All removal and disposal work shall be performed in accordance with the <br />requirements of the city of Lino Lakes, State of Minnesota, and any other agencies as applicable. <br />Other Comments <br />Geotechnical <br />1. The applicant shall be responsible for attaining any permits as required for de- watering. <br />2. Geotechnical information was provided in the previous submittal. Soil borings reported that much of <br />the site consists of areas of lacustrine soils consisting of topsoil and sandy silts. These areas are <br />considered unsuitable for buildings and the direct support of streets and utilities. In these areas, soils <br />will need to be excavated, removed, and replaced with compacted granular material as recommended <br />by the geotechnical engineer. It is recommended that notes be provided on both the grading and <br />utility plans that provide for the removal and replacement of unsuitable soils as recommended, and <br />that the geotechnical engineer be retained throughout the duration of construction to monitor actual <br />
