Fairview Clinic, page 4 <br />Lighting <br />410 <br />The applicant has not completed a photometric lighting plan at this time. Staff is comfortable continuing with <br />this application with the recommended condition requiring that a photometric lighting plan in conformance with <br />city standards be submitted for staff review and approval prior to the issuance of building permits. Fixtures on <br />site will be in conformance with the fixtures used on the existing portion of the site, and with city standards <br />requiring them to be recessed, shoebox -style fixtures. <br />Signage <br />The applicant is not proposing additional signs; however a spot on the northwest corner of the site is being <br />planned for a monument sign for the entire Wood's Edge development. This sign is not a part of this <br />application and will be reviewed when an application is received by the Community Development Department. <br />Trash / Mechanical Equipment <br />The existing trash enclosure will remain, and another is not needed at this time. All mechanical equipment will <br />be screened architecturally or with landscaping materials. <br />Utilities <br />The existing facility is already connected to municipal services, and this expansion was planned when those <br />connections were made. <br />411 <br />Stormwater management <br />S.E.H., the engineer for the Wood's Edge project has reviewed the submitted grading and drainage plan, as the <br />development of this site must be integrated into the overall grading and drainage plan for the area. The <br />comments from S.E.H. are attached to this report. <br />ENVIRONMENTAL BOARD <br />The Environmental Board reviewed this application at the March 30, 2005 regular meeting. There <br />recommendations included a revised tree preservation plan, irrigation of seeded areas, lighting fixtures, <br />monument lighting, landscaping materials, stormwater pollution, and the excess of parking. <br />As all of the significant trees are on the city owned parcel, and were not planned to be saved as a part of the <br />Wood's Edge master plan. Staff wholly agrees with the need to irrigate seeded areas, and has included a <br />condition of approval requiring it. Staff also understands the sensitivity in regards to lighting, and has <br />recommended a condition requiring staff review of a photometric lighting plan and fixtures prior to the issuance <br />of building permits for the site. The clinic is not proposing any additional signage, the monument sign shown <br />on the plans is for the Wood's Edge master planned development and has not been designed at this time. The <br />landscaping suggestions of the Environmental Board are included as a condition of approval below. <br />Stormwater pollution prevention plan is required of all developments prior to construction, so this will be taken <br />care of during the post - approval process with the building permit /development agreement. The excess of <br />parking is discussed in the parking section of the report and is addressed through conditions of approval. <br />
