Marketplace 3`d Addition, page 3 <br />andsca in <br />Staff is recommending a condition that all lawn areas be sodded, and all plantings be irrigated. Staff is also <br />including a recommendation based on the comments from the Environmental Board that a minimum of six <br />shade trees be planted on the west side of the building along the street and that a landscaping /pedestrian access <br />island be added to the middle of the double row of parking to allow for additional landscaping as well as an <br />established pedestrian route from the parking on the far east side of the parking lot. <br />Green Area <br />The submitted plans currently show the property at approximately 72% impervious surface coverage, which is a <br />6% reduction from the previously approved site layout. <br />Parking <br />• <br />Parking Factor <br />Parking Requirement <br />Spaces Required <br />14,400 square feet <br />Five and one -half (5 -1/2) spaces <br />per each one thousand (1,000) <br />square feet of gross leasable floor <br />area (exclusive of common areas). <br />82.5 <br />Parking Provided <br />87 <br />Parking Surplus <br />4.5 <br />Some of the excess parking will be partially taken up with the condition requiring that another <br />landscape /pedestrian access island be added to the center of the parking lot. <br />Access /Circulation <br />Access to the entire site is provided via two shared driveways and one additional dedicated access for the retail <br />building from the internal street system of the larger Marketplace development. The proposed layout of the <br />entire site allows traffic to circulate quite effectively. <br />Lighting <br />As the site is surrounded by similar commercial uses and the streets are private, the photometric lighting plan <br />submitted with the application meets all of the city requirements. <br />The lighting fixtures will be conditioned to match the existing fixtures within the Marketplace development. <br />Additionally, decorative street lighting required as part of the original approval for Marketplace must be <br />for this site and all other developed sites within the project. As the applicant for this property is the <br />• installed <br />master developer for the entire site, a condition is being added requiring the installation of the necessary <br />lighting. <br />
