AGENDA ITEM V.E.1 <br />• <br />STAFF ORIGINATOR: Paul Bengtson <br />MEETING DATE: September 14, 2005 <br />TOPIC: Final Plan — Hotel <br />Legacy at Woods Edge <br />BACKGROUND <br />The Hartford Group has applied for a Planned Unit Development final plan for a hotel within the Legacy at <br />Wood's Edge project located on the southeast quadrant of Interstate 35W and Lake Drive. The final plan <br />consists of the building plans for the hotel as well as the final plat for the lot (Village No. 4). <br />Though a Hotel is not currently listed as a permissible use in Chapter 3 of the Lino Lakes Town Center Design <br />& Development Guide, included on this agenda is a staff initiated amendment to the Planned Unit Development <br />to allow a Hotel as a permissible use in the commercial and mixed use districts. <br />IIINALYSIS <br />Planned Unit Development <br />Wood's Edge Hotel is located in a Commercial Land Use area and is located on Lot 12 in Block B (this lot is <br />slightly larger than that depicted on the Land Use Plan). Acceptable Building Types are Commercial with a <br />maximum number of three floors. It will consist of 83 rooms, spanning 3 stories with a maximum height of 44 <br />feet. The proposed site plan is generally consistent with the regulating plan layout with modification to the <br />parking lot design. The current configuration shows an improved parking lot layout being primarily located on <br />the back and sides of the building; however, the main entrance to the hotel is not accessible or visible from the <br />street. The lot is required to meet the build -to line of 5 feet, and currently does not. A revised site plan <br />depicting conformance with that standard must be submitted. <br />The secondary entrance that is provided along the street frontage will function as a secondary access point for <br />guests that already hold room keys who have visited the rest of the development. However due to the location <br />of the door it is important that it is designed to have a strong architectural distinction and clearly be a focal point <br />and visual terminus for the road. <br />The city's streetscape is not included on the site plan therefore it does not show connection to the pedestrian <br />walkways or demonstrate integration with the onsite landscaping features. <br />Building Materials/ Elevations <br />
