Legacy Hotel, page 2 <br />The exterior treatment of the building is shown as having a combination of a field stone pattern with steel lap <br />*ding. While the stone or stone -like material is acceptable, steel lap siding would not even be allowed by the <br />zoning ordinance in any regular business district. Nor is it reflective of the character of the urban fabric desired <br />for the Lino Lakes Town Center. Materials that are visibly simulated or prefabricated are prohibited. Wood, <br />masonry, and stone are considered appropriate building materials. <br />The structural character of the facade does not clearly demonstrate the three recognizable material elements of a <br />base, middle, and top. <br />Because this particular building has so many windows, attention and detail to the quality of the windows is <br />important. The design standards require a reveal of at least 2 inches from the exterior trim to create shadow for <br />visual interest rather than windows and trim flush with the building. Sometimes this shadow can be created with <br />solid window trim. <br />Landscaping <br />The landscape plan reflects a more naturalized and informal planting scheme which is to be encouraged, but <br />along the streetscape it needs be more in keeping with the city's landscaping as well as the general urban theme. <br />Additional overstory trees are needed on the site. Crimson King and Colorado blue spruce should be eliminated <br />in favor of Red Oak, Hackberry, or Red Pine. Likewise, Red Maple and Eastern Red Cedar should be <br />eliminated. Bush Honeysuckle should replace the Green Velvet shrubs. Berberis thinbergi should be replaced <br />since it is not considered hardy and is a trash collector. Neon Flash is considered an acceptable substitute. In <br />iiieneral the landscape plan needs further revision and review by staff prior to it being considered adequate for <br />is site. <br />As always, irrigation will be required for all sodded areas and for all plant materials on site. <br />Lighting <br />The photometric lighting plan meets the guidelines of the Town Center Design and Development guide, but it <br />does not account for the wall mounted luminaries. The mounting height of the lighting is also not indicated. <br />All pole mounted lights within the parking lot are limited to a maximum height of 20 feet, and all other pole <br />mounted lights used for walkway or other lighting are limited to a maximum height of 14 feet. It is also <br />recommended that the Domus luminaire located near the south entrance drive be moved further west to better <br />illuminate the drive. A revised lighting plan indicating conformance with these recommendations must be <br />submitted. <br />Parking <br />The parking requirements for this building alone are 83 parking spaces. The parking provided (87 stalls) <br />exceeds the requirement. <br />This site is a part of what was identified as Block 2b of the Land Use Plan for Legacy at Wood's Edge. As was <br />mentioned earlier, the layout of this block has changed slightly. Since this lot will involve a single -user and all <br />of the necessary parking for the building can be accommodated on site, the parking for this use is clearly <br />• <br />
