Plans for the proposed building were submitted to the City of Lino <br />Lakes for review on August 15, 2005. <br />Site Layout and Paving Plan (Sheet C2.0) <br />1. A handicap accessible curb ramp must be called out at the handicap accessible parking stalls. <br />2. According to ADA rules, there should be 4 handicap accessible parking stalls and access aisles for the <br />81 space parking lot as shown. <br />3. The easterly entrance has a note calling out "Bit curb and gutter... ". This should be corrected to be <br />concrete curb and gutter. <br />4. The applicant shall furnish supporting documentation to verify truck turning movements can be <br />accommodated in the parking lot. <br />Erosion Control and Grading Plan (Sheet C3.0) <br />1. CBMH 107 appears to be deeper than needed. The storm sewer in this submittal, in combination with <br />the storm sewer on the Lakewoods Apartments site, could be significantly raised in elevation. <br />2. The pond which the storm sewer outlets to has a NWL of 890.0. Storm sewer elevations must be <br />revised to reflect this. <br />3. Riprap is required at the storm sewer outlet to the pond. A detail must be shown. <br />4. Catch basin manhole and storm manhole details must be shown for proposed structures. A detail is <br />shown for a 2'x3' catch basin, but this type of structure is not being used. <br />5. Infi- Shield neoprene sealing sleeves (or equal) must be used on all manholes. <br />6. Current contours and spot elevations indicate storm water will be trapped in the northwest corner of <br />the trash and recycle enclosure. <br />7. CBMH 102 has a rim elevation of 903.97. This elevation does not fit with the grading plan. <br />8. The main entrance shows a grade of approximately 6% from the doorway to the parking lot curb. This <br />exceeds the City maximum allowable grade of 5% and does not meet ADA requirements of a <br />maximum 2% cross slope perpendicular to direction of travel. <br />9. Gutters should be tipped out and labeled as such where appropriate. <br />10. There are a number of locations where text is on top of text and is very difficult to read. All text must <br />be readable. <br />
