Plans for the proposed building were submitted to the City of Lino <br />Lakes for review on October 2, 2005. <br />Site Layout and Paving Plan (Sheet C2.0) <br />1. It is unclear what type of curb is planned for the front of the accessible parking aisles. If the curb <br />isn't ribbon curb, pedestrian curb ramps need to be provided. Further clarification is needed as to <br />where the ribbon curb is located on the site and what is proposed for the end of the accessible parking <br />aisles. <br />2. According to ADA rules, there should be 4 accessible parking stalls and access aisles for the 81 -space <br />parking lot as shown. Currently, only 3 are being provided. <br />3. The accessible parking signs are shown in front of the accessible parking aisles rather than the <br />parking stalls. The signs should be moved to the front of the parking stalls. <br />4. The easterly entrance has a note calling out "Bit curb and gutter..." This should be corrected to be <br />concrete curb and gutter. <br />5. A hotel check - in/drop -off sign is shown as being located in the drive aisle near the main entrance. All <br />signage must be located behind the curb out of any drive aisles or parking areas. <br />6. A light pole is shown in the middle of an accessible parking stall east of the main entrance. <br />Grading and Utility Plan (Sheet C3.0) <br />1. The stone sewer running from CBMH 102 to the flared end section is at approximately the same <br />elevation as the 12" trunk water main. The storm sewer should be revised to provide a minimum of <br />1.5' of vertical clearance. <br />2. It is unclear why CBMH 103 and CBMH 102 are over 10 feet in depth. It appears that these plans, <br />along with the Lakewood Apartment plans, could be revised to significantly decrease depth, increase <br />slopes, and reduce pipe sizes on the main trunk stonn sewer line. <br />3. No provisions are made in the trunk stone sewer line for future connections at the lot to the northeast. <br />It is recommended that manholes be placed in the storm line from CBMH 102 to STMH 101 such that <br />future stonn sewer connections can be made in this undeveloped lot. <br />4. At the southeast corner of the building, there is approximately 30' of sidewalk that will tip back <br />towards the building.
