Plans for the proposed building were submitted to the City of <br />Lino Lakes for review on October 10, 2005. <br />Plat <br />1. The updated drainage and utility easement needs to be shown. <br />Preliminary Site Plan (Sheet C1.0) <br />1. The trash enclosure area is not shown as on the Ankeny Kell site plan. <br />2. The phased parking boundary line in the southwest comer, at the entrance drive, is not reflective of <br />what will be built as a part of the public improvements. As shown, it will not match up with the <br />public improvements construction. Coordinate with SEH to get the correct information. <br />3. Coordinate with SEH to get the correct retaining wall locations. <br />4. Dimensioning should be provided for the typical parking stalls and drive aisles. <br />5. The southern end of the drop -off zone in front of the building has a rather abrupt transition from the <br />main drive aisle. It may function better with a more gradual transition similar to the north side of the <br />drop -off zone. <br />6. There is no indication given as to what the surfacing and section of the service road will be. <br />Preliminary Grading and Erosion Control Plan (Sheet C1.01) <br />1. Spot elevations should be placed at each end of the curb cut north of CBMH 4. <br />2. Coordinate with SEH to verify proper elevations in the southwest entrance drive. <br />3. Coordinate with SEH on proper wall location and elevations. <br />4. There are no details shown for the curb cuts in the median islands. A detail should be shown <br />dimensioning the size of the curb cuts. <br />5. The spot elevations at the north entrance off of Village Drive should be revised to match the <br />elevations shown on the Village Drive plans in the Legacy at Woods Edge — Phase 1 plan set. <br />6. The grading plan shows the grading for the entire parking lot. If the lot is only being built to the <br />phase line, it appears that in the southwest area of the Phase 1 parking lot will have the existing <br />ground higher than the parking lot surface.
