Geotechnical Report submitted by Interstate Geotechnical Engineering, Inc dated March 18, 2006 <br />Street and Trail Comments: <br />1. This is a proposed Conservation Development, therefore a 50' R/W and 28' Face to Face street width <br />is an acceptable variation from City Standards. <br />2. Trail system may be on the roadway and is acceptable. <br />3. A temporary cul -de -sac with adequate easement at the future Pheasant Run South extension to the <br />Saddle Club must be shown within the property limits. <br />4. Street section increased to address soil conditions, but a final geotechnical report shall be provided <br />for support. <br />5. Provide an updated typical street and trail section and show on plans. Show standard bituminous mix <br />specifications. <br />6. Adjust curb and gutter to City Standard (D412). <br />Sanitary Sewer and Watermain Comments: <br />1. Profiles must be provided to confirm crossing conflicts and adequate cover. <br />2. Details must be provided in conformance to City Standards. <br />3. Proposed service locations must be provided. <br />4. Watermain size and type must be shown on plan. <br />5. Additional gate valves are required along Pheasant Run South. <br />6.
