Pheasant Stroll Estates Preliminary Grading, Utility, and Erosion Control Plans submitted by Plowe <br />Engineering, Inc., dated January 30, 2006. <br />Pheasant Stroll Estates preliminary drainage calculations submitted by Plowe Engineering, Inc., dated <br />January 27, 2006. <br />3. Pheasant Stroll Estates Geotechnical Evaluation Report submitted by Braun Intertec Corporation, <br />dated January 17, 2006. <br />111 4. Pheasant Stroll Estates Wetland Delineation Report submitted by Earth Science Associates, Inc., <br />dated December 15, 2005. <br />Drainage Review Comments: <br />1. A 16.5 foot minimum wetland buffer of native wetland or prairie vegetation is required from..the <br />delineated edge of wetland to the lawn areas. <br />A sedimentation forebay or grit chamber should be provided at the inlet of the proposed infiltration <br />basin to prevent accelerated decay of the infiltration capacity of the basin due to clogging. <br />3. If the street will be City owned and maintained, then the curb cut for the infiltration area is not <br />allowed. Consider installing slot drains in the curb. <br />4: Please justify the existing conditions curve number for the pervious areas. The wooded areas do not <br />appear to be included in the calculation. <br />5. The existing wetland 4 invert elevation indicated in the HydroCAD model appears to be off by a <br />factor of 100. <br />6. Provide adequate inlet capacity for CB -1 and CB -2 in order to maintain the equivalent of one 12 foot <br />lane in the event that the low point becomes flooded. <br />7. The pond outlets pipes will need to be designed so that pipe full velocities are between 4 and 6 fps. <br />8. City of Lino Lakes standard details for catch basins and catch basin/manholes call for a minimum <br />cover of 4 feet from top of pipe to gutter, unless a perforated drain is added. The minimum cover for <br />a manhole with a perforated drain is 2' -6" from top of pipe to gutter. <br />• 9.
