The grading and drainage plan must address how drainage works with the existing storm sewer in <br />the northwest and south east corner of the properties. <br />StormWater Drainage Report: <br />1. On site soil types must be addressed and calculations shown to address the infiltration rate of the <br />soils to ensure a functioning infiltration basin and correct infiltration basin sizing. <br />2. The pipe at the north entrance along Main Street should be included in drainage calculations. <br />3. Rainfall rates for the 2 -year storm should be approximately 2.8 inches over a 24 hour period. <br />4. Maximum allowable pipe flow is 3 feet per second this rate is exceeded during a 100 year storm <br />event in the 18" pipe downstream of the infiltration basin. <br />5. Drainage easements must be placed over all storm sewer and infiltration basins. <br />6. Some drainage on the north side west of the entrance off Main Street appears to flow north to the <br />pipe in the Main Street ditch. Existing drainage area 2 and proposed drainage area 3 should be <br />reviewed and corrected if necessary. <br />7. Applicant should review the volume control requirements of the Rice Creek Watershed District <br />Rule C for the infiltration basin design. <br />8. Applicant must obtain a Rice Creek Watershed District permit and submit to the City prior to <br />construction. <br />Landscape Plan: <br />1. One or two trees appear to be planted within the infiltration basin. An appropriate species for <br />this location should be planted. <br />• <br />• <br />
