Staff recommended approval of the Zoning
Ordinance Amendment.
Board . er comments included:
ern that removing the IUP for outdoor storage would make it harder to
enforce if it1ecame an allowable use
Concern that outside storage was not permitted along interstates, but was
ermined next to residential.
slack of distinction between GI and LI.
x fuel st.rrns could be an appropriate use in industrial districts.
Staff addresse. ° stions of the board. Ms. Kendra Lindhal, city consultant from
Landform, sai at staff changed an IUP to a CUP in the draft ordinance, recognizing
that a business with outdoor storage was unlikely to go away. Staff noted that areas where
outdoor storage was allowed did not include freeway frontage for aesthetic reasons, since
35W and 35E were considered gateways to the community. There is only minor
distinction between LI and GI, with LI considered to be more professional, high tech, but
the limited amount of GI allows somewhere in the city for heavy manufacturing. Motor
fuel stations generally prefer high traffic areas. An industrial company is allowed to have
a fuel on site to service trucks.
DRAFT MINUTES
