See Comprehensive Plan - <br />Transportation section below. <br />Easements <br />The standard drainage and utility easements are proposed around the interior perimeter of <br />Lot 1, Block 1 and storm water ponding areas as required. A twenty -five (25) foot <br />easement is provided around the wetland boundary. A drainage and utility easement <br />wide enough for the access and maintenance of the public utilities in the private access <br />drive shall be provided. The width of the easement shall be determined by the City <br />Engineer. <br />Storm Water Management and Erosion and Sediment Control <br />A storm water management area/pond is proposed in the southeast quadrant of Lot 1, <br />Block 1. The stormwater management plan and SWPPP shall be reviewed by the City <br />Engineer, Environmental Coordinator and Rice Creek Watershed District for compliance. <br />Utilities <br />Public water, sanitary and storm sewer utilities shall be installed in conjunction with the <br />construction of 21st Avenue N. Public water and sanitary utilities shall also be extended <br />under the private access drive to serve the subject site and shall be protected by an <br />easement. Future development of Outlot A shall require the extension of either public or <br />private utilities. <br />COMPREHENSIVE PLAN <br />Resource Management System <br />The Resource Management Plan identifies a proposed north -south trail and greenway <br />system in the subject site area. A trail /sidewalk is being installed as part of the 21st <br />Avenue N extension and the greenway system runs along the eastern property line and I- <br />35E. <br />Land Use Plan <br />As identified above, the land use is guided for commercial development and is within the <br />2020 MUSA and 1A Utility Staging Area. <br />Economic Development Plan <br />Key goals of the Economic Development Plan are to expand and diversify the city's tax <br />base and promote planned expansion within the City's growth areas and accessibility to <br />public infrastructure. The I -35E Corridor has been identified as a key development area <br />and "gateway" to Lino Lakes. <br />4 <br />• <br />
