If proposed it <br />should be removed from this plan sheet. <br />c. There appear to be gaps in the wetland delineation. The delineated wetland <br />extending from the north side of the road to the south does not match into the <br />southern wetland. <br />7. Revisions to Sheet 3 <br />a. Wetland delineation is shown over Robinson Drive right of way. If wetland has <br />been previously mitigated, it should not be shown over the road. <br />b. There appears to be gaps in the wetland delineation. The delineated wetland <br />extending from the north side of the road to the south does not match into the <br />southern wetland. <br />c. Current wetland delineation shall be shown. <br />d. The plan shows a 10 drainage and utility easement on the wetland within the park <br />property. It is not clear is this is an existing or proposed easement. If proposed it <br />should be removed from this plan sheet. <br />8. Revision to Sheet 4 <br />a. Outlot A is not legible. <br />b. Omit from the Typical Lot template the elevation numbers 901, 902, 903 for <br />legibility. <br />c. Omit from the Typical Lot template the black line that horizontally cuts through <br />it. <br />d. Omit from the Typical Lot template the drainage and utility easements. <br />e. Show drainage and utility easement template separately on the sheet. <br />f. A 10 foot wetland buffer is not maintained around the entire wetland boundary <br />shown in Outlot A. <br />g. The 10 foot wetland buffer shall be contained entirely within Outlot A and Outlot <br />B. <br />h. Outlot B does not appear to adequately contain the ponding area, The pond <br />backslope cannot extend into the into the street. <br />i. A drainage and utility easement encumbers Lot 11, Block 3 and makes it <br />unbuildable. <br />i. Verify with RCWD width requirements for drainage & utility easements <br />over drainage ditches. Inclusion of this lot would require vacation and/or <br />modification of this easement. <br />j. The east property line of Outlot A shall be reduced in size to adequately <br />accommodate wetland, buffer easement and trail. <br />i. Sheet not legible. <br />k. The future street access stubs shall be dedicated as right of way and fully <br />constructed with Robinson Drive improvements. <br />i. Stub shall be signed "Future Street Access ". <br />1. Block 6 shall show actual lot and block and street layout. <br />m. An eight (8) foot wide trail shall be extended along the south side of Robinson <br />Drive east of Lot 3, Block 5. <br />i.
