Utilities <br />Public water, sanitary and storm sewer utilities shall be installed in conjunction with the <br />construction of Robinson Drive. <br />Public Land Dedication <br />The PUD amendment includes the creation of 11 additional lots and vacation of <br />approximately 0.58 acres of previously dedicated parkland. The vacated parkland would <br />be used to create 3 additional lots along Robinson Drive. The newly created lots would <br />be subject to the City's Park Dedication fee of $2,500 per lot. Additionally, the City <br />would need to be reimbursed for the value of the land dedication made at the original <br />time of approval. The value of the land dedication at the time of original approval was <br />established at $50,000 /acre. Assuming acceptance of this request, the following park <br />dedication requirements would need to be met: <br />0.58 gross acres — 0.04 acres wetland = 0.54 net acres <br />0.54 acres x $50,000 (value of land at time of dedication) = $27,000 <br />11 lots x $2,500 payment in lieu = $27,500 <br />TOTAL = $54,500 <br />Please note that the 0.58 acres includes wetland. Only upland can be used to calculate the <br />reimbursement amount. <br />On a separate note, unsuitable soils were used for fill material on approximately 3 -4 acres <br />of the dedicated parkland. The owner is responsible for correcting this situation. <br />Comprehensive Plan <br />Resource Management System <br />The Resource Management Plan identifies a north -south trail and greenway system in the <br />subject site area. An 8 foot wide trail is being installed the on the south side of Robinson <br />Drive. The greenway and wetlands are being protected via drainage and utility easements <br />or dedicated parkland. <br />Land Use Plan <br />As identified above, the land use is guided for medium density residential development <br />and is within the 1A Utility Staging Area. <br />Housing Plan <br />Key goals of the Housing Plan are to ensure housing development is compatible with <br />existing and adjacent land uses and provide accessibility to key community features and <br />natural amenities.
