Rules, Minnesota Routine Assessment Method (MNRAM) for determining wetland <br />quality was required. <br />The developer proposes to place the majority of the corridor within outlots on the south <br />and northeast sides of the site. All outlots will be deeded to the City of Lino Lakes. A <br />conservation easement will be placed over all conservation areas including required <br />buffer areas. Buffer areas must be an average of 50 feet wide along the Wetland <br />Management Corridors. Signs indicating the location of all conservation easements must <br />be placed on all property lines. Up to four signs per lot if necessary are required at all <br />boundary line change areas. Sign design must be approved by the city. <br />The Grading Plan also lists 60,249 square feet of wetland fill proposed on the site and <br />112,786 square feet of Wetland Enhancement. These numbers must be verified by Rice <br />Creek Watershed. The RCWD is responsible for permitting under the Wetland <br />Conservation Act (WCA). Wetland fill and mitigation requirements will be subject to <br />review and approval of the RCWD. <br />Floodplain <br />The northeast quadrant of the development falls within a FEMA Floodplain Zone A. The <br />applicant shall be required to submit the proper Letter of Map Amendment or Letter of <br />Map Revision to FEMA for review and approval. Fill within the floodplain requires an <br />equal amount of compensatory storage.
