Easements must be provided covering proposed on -site stormwater management facilities <br />and should cover a horizontal area at least ten feet beyond the 100 -year high water <br />elevation. <br />GRADING PLAN <br />4. Building elevations must be revised to conform to freeboard requirements outlined in <br />City Code. Requirements include the following. See City Code for more information: <br />• At least two feet of freeboard must be provided from 100 -year high water <br />elevations to low floor elevations, and <br />• at least four feet of separation must be provided from highest monitored <br />groundwater elevations to low floor elevations, and <br />• at least one foot of separation must be provided between low building opening <br />elevations and emergency overflow elevations. <br />5. Floodplain elevations must be noted on plans and if fill is proposed within the floodplain, <br />an exhibit showing cut / fill volumes within the floodplain must be provided by the <br />applicant to demonstrate no impacts to the floodplain. <br />6. The high water elevations on grading plan for Pond 1 must match results shown in <br />HydroCAD Report (896.4 instead of 896.0). <br />7. Label high water elevation of Pond 2 and verify that high water elevations from south <br />wetland do not flow into Pond 2 or modify HydroCAD report to account for this flow. <br />8. Emergency overflow locations and elevations must be clearly denoted on plan. <br />9. Benchmark or datum should be provided on grading plan. <br />UTILITY PLAN <br />10. Storm sewer design calculations must be provided for review and approval prior to final <br />plat approval. Profile drawings of public utilities will also be needed with this submittal. <br />11. City detail plates must be incorporated into the plan set. <br />STORMWATER MANAGEMENT <br />12. The applicant must quantify and address water quality requirements of RCWD Rules in <br />Stormwater Management narrative. <br />13. Design must be revised so that proposed peak discharge rates do not exceed existing peak <br />rates for the 2, 10, and 100 -year, 24 -hour events and for the 100 -year, 10 -day snowmelt. <br />14.
