Shafer Contracting shall provide communication <br />to the City stipulating this completion date along with a bond or letter of credit in an <br />amount determined by the City Engineer to guarantee site restoration. <br />The MOTION was supported by Mr. Schilling. Motion carried 7 -0. <br />Mr. Johnson made a MOTION to close the public hearing at 7:25 p.m., and was <br />supported by Ms. Lane. PUBLIC HEARING, Zoning Ordinance Text Amendment to add Exterior <br />Storage as a Conditional Use in the Light Industrial Zoning District <br />Staff requested the Planning and Zoning Board consider amending the Zoning Ordinance <br />to add Exterior Storage as an accessory use in the Lid' dustrial Zoning District with a <br />Conditional Use Permit. Staff referred to the draf nce and reviewed the special <br />provisions. <br />Staff recommended approval of the Ordin . sce to endment. <br />Chair Schaps asked if this included b es rage sheds. Staff advised this only <br />involves outside storage. <br />Chair Schaps asked if there is �� garding more than one approval on one lot. <br />Staff advised the amendme ow •r exterior storage with a conditional use permit. <br />Each case will be reviewed in 'ly. <br />Mr. Rafferty stated ordinance and special provisions are an outline for residents. He <br />expressed concern regarding the language "appropriate manner" used in the provisions. <br />He clarified that each case will be reviewed by staff, Planning and Zoning, and the City <br />Council. <br />Chair Schaps suggested the language be changed to read "in a manner approved by the <br />City ". <br />Mr. Johnson asked if there is a limit to screening height. He also suggested the language <br />in the provisions be cleaned up. He stated he would prefer that a storage area not abut a <br />paved street. Staff advised if a variance must be granted for a fence higher than 10 feet. <br />A provision regarding storage areas not abutting a paved street would restrict H. & L. <br />Mesabi Inc. and other sites along 74th Street. <br />• <br />• <br />• <br />
