C <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: July 12, 2000 <br />TOPIC: Site & Building Plan Review <br />PUBLIC HEARING: Conditional Use Permit <br />Marmon Keystone, 265 Apollo Drive <br />BACKGROUND <br />The application includes a site plan and conditional use permit for a metal pipe and <br />tubing processing business in the private Apollo Business Center. The site is zoned LI <br />Light Industrial. Some outdoor storage of pipe, tubing, and other material will be needed, <br />which requires a conditional use permit. The lot for this project was created by a minor <br />subdivision that was approved by the P & Z on June 14 and approved by the City Council <br />on June 26. <br />Like the TC Fab project, this project, when completed, will be a desirable addition to the <br />City and its tax base. However, the application submittal was incomplete. Staff worked <br />with the applicants to attempt to get enough information to prepare a complete report. <br />Unfortunately, the information did not come together enough that staff can recommend <br />approval at this time. Because of this, we are recommending continuing the public <br />hearing to the August meeting. <br />This review is based on the following plan submittals: <br />Preliminary Site Plan 6/23/00 <br />Preliminary Grading Plan 6/23/00 <br />Preliminary Lighting Plan 6/23/00 <br />Preliminary Utility Plan 6/23/00 <br />Exterior Elevations rec'd 6/12/00 <br />(The 11" x 17" reduced plans included in this report were submitted after and include <br />revisions to the full size plans.
