Recommend approval of the minor subdivision and site plan to allow the construction <br />of a 30,076 square foot office /warehouse building based on the findings outlined in <br />the February 13, 2001 planning report and subject to the conditions outlined by staff. <br />2. Recommend denial of the minor subdivision and site plan to allow the construction of <br />a 30,076 square foot office /warehouse building based on findings of fact from the <br />Planning Commission. <br />3. Table the application and request more information. <br />RECOMMENDATION <br />Staff recommends approval of the minor subdivision and site plan to allow the <br />construction a 30,076 square foot office /warehouse facility. This recommendation is <br />based on the findings contained in this report and subject to the conditions listed below. <br />1. Maintain the perimeter curb setback along the northern fire lane at five (5) feet. <br />2. Decrease the size of the curb cut along Apollo Court from 32 feet to 26 feet or receive <br />approval from the City Engineer. <br />3. Store all trash and recycling material within the principal structure or apply for and <br />receive approval for a trash enclosure. <br />4. Outside storage shall be prohibited without an approved conditional use permit. <br />5. The applicant shall submit a detailed photometric plan and cut sheets of the proposed <br />lighting by March 2, 2001. These lighting plans must be reviewed and approved by <br />City staff prior review by the City Council. <br />6. Install additional screening along the western side of the site to screen it from the <br />adjacent residential uses. <br />7. Plans must show all drainage, ponding, and utility easements required by the City <br />Engineer and deeds conveying the easements shall be provided prior to issuance of a <br />building permit. <br />8. A maintenance plan for the native plantings must be submitted and is subject to the <br />approval of the Environmental Specialist prior to issuance of a building permit. <br />. 9. City Engineer's comments in the in the January 23, 2001 TKDA memo must be <br />addressed to the City Engineer's satisfaction. <br />
